PAG-IBIG Repurchasing Housing Loan

PAG-BIG Housing doesn't have assume balance anymore on mortgaged properties or what they called 'pasalo'. According to one of their reps, they now call it repurchasing.

Requirements for Repurchasing:

Buyer



  • Must be a PAG-IBIG member.
  • Photocopy of two (2) government IDs.
  • Housing loan application forms. (2 copies)
  • Proof of income - notarized certification of employment.
  • Certified 1-month payslip within the last three months.
  • Latest Income Tax Return.
  • Photocopy of Spouse ID (if married).


Seller



  • Two (2) valid IDs.
  • Certified True Copy of Transfer of Certificate Title.
  • Photocopy of real estate tax receipt.
  • Contract to Sell - Agreement where the total amount is given to the buyer.
  • Sketch of the property.


The seller offers the buyer of the total amount of the mortgaged property. The seller has the option to have it on installment or if he/she requires a deposit. The remaining balance of the housing loan can now be loaned from PAG-IBIG. The seller and the buyer need to go to the PAG-IBIG Mandaluyong branch together to process the loan.

  1. same padin po kaya ang total contract price ng properties kaoag repurchased sa first owner? or tataas ang priced?

  2. need pa rin po ba ng certified true copy ng tct sa seller side kung may existing home loan si seller sa pagibig. pagibig din naman magaapply si buyer ng repurchased loan na gagawin pagsalo? same unit

  3. question, ang repurchase po ba need din mag bayad ng Capital Gains Tax? kahit Loan plang to sa Pag-ibig?
